Buying New vs. Resale

Many potential purchasers asks themselves the same question..."do we buy a resale home or do we buy a brand new home from a builder".  Really it comes down to what's set in your heart and when push comes to shove, your pockets!


When buying resale, you tend to get the best bang for your buck! Your realtor will more than likely be able to negotiate that the sellers leave behind all appliances, all light fixtures, all drapery/blinds and in some cases, you already have a finished basement! All these "extras" can definitely amount to a pretty penny and therefore, if you are trying to save that extra couple of thousand, then lean towards resale and you will not have to keep up those paper shades (which I like by the for the next couple of years on your windows because you cannot afford drapery due to the fact that you stretched your dollars to buy that builder home.  Even if you are leaning towards a brand new home, why not buy a 6 month old resale?  You'll save the 13% HST (and yes builders will tell you that it's "included" in the price, however, you are paying for it :)  Now let me shock you, HST on a 700K home amounts to a whopping $91,000 (that's a lot of vacation money if you ask me)!
